The Senate has now passed the bill extending the home buyers tax credit and expanding it so that move up buyers will also now qualify. The tax credit was an add-on to a bill that extends aid to the long term unemployed, and it passed by a 98 to 0 margin (you don’t see that very often these days). The current first time home buyers tax credit was due to expire at the end of this month. The new bill will extend the date to properties that are under contract by the end of April, and they will have until the end of June to close. It also expands the credit (at $6,500 instead of $8,000) to move up buyers who have lived in their homes for at least five consecutive years out of the last eight.

The FHA Streamline refinance is one of the easiest and most beneficial loans available. These refinances let borrowers who have an existing FHA loan refinance into a lower rate mortgage without having to get a new appraisal or prove their income. The concept behind the program is that these borrowers have already qualified for the loan, and if they could afford the higher payment, they would be in better shape with a lower rate and a lower payment. But FHA has come under pressure as a result of all the problems in the housing market, so they are making moves to cut their risk and save money.

Loans assigned case numbers after November 17th will require Seasoning, Payment History, Verification of income and cash, appraisal and more.  GET THE WORD OUT TODAY!

The Feds have announced that by the end of October they will wrap up their program to buy $300 billion in Treasury bonds.  This program was one of several tools used to drive down long-term interest rates and indirectly reduce the cost of home loans.

The end of this program will almost certainly affect mortgage rates.

Inform your contacts that low interest rates will be coming to an end and they should act soon if they want to take advantage of them.
